Roma Road – Sustainable urban-logistics hub

Roma Road Estate is a 13.1-hectare brownfield redevelopment in Mount Roskill, Auckland. The site, formerly occupied by a Foodstuffs distribution centre, has been transformed into a modern logistics hub comprising four new warehouses targeting a minimum 5 Green Star Built rating. The development incorporates a range of sustainable features, including solar panels, rainwater harvesting, electric vehicle charging infrastructure, and lower-carbon concrete. Its location near State Highway 20 and the Waterview Tunnel provides strong connectivity to Auckland’s motorway network, central business district, port, and airport, supporting efficient last-mile freight and logistics operations.

Engeo's Role

ENGEO supported Goodman across the redevelopment with environmental services from early investigation through to post-construction validation. This included contamination assessments to support plan change and subdivision consent applications, detailed site investigations, and validation reporting following remedial works. During the project, ENGEO prepared site management plans to support earthworks and construction activities across multiple warehouse stages. These services enabled regulatory approvals, informed redevelopment design, and supported the staged delivery of the estate.

Challenges & Solutions

The redevelopment involved complex legacy ground conditions associated with historical horticultural use, petroleum storage, and industrial activities, including the presence of asbestos-containing materials and uncontrolled fill. These conditions required careful investigation, risk assessment, and management during earthworks and construction. ENGEO developed practical, risk-based solutions, including targeted remediation strategies, and site management controls for works involving asbestos-impacted materials. A key approach involved the controlled retention and encapsulation of impacted soils within engineered building platforms, reducing the need for off-site disposal while maintaining safety and compliance. These measures supported both environmental outcomes and the project’s sustainability objectives within a constrained brownfield environment.
